Sometimes, when I find myself in a quiet moment, I think back to my childhood. Specifically I recall myself as a young boy enthusiastically watching “Get Rich Investing in Real Estate” infomercials on television. Even back then I was hooked! From the very first infomercial, I knew right there and then what I wanted to be when “grew-up.”
As you probably already know, many of the infomercial gurus were making more money on their books and tapes than on real estate investing. Although I was interested in reading their books and listening to their tapes, I also took the time to evaluate both the financial and logical progressions of real estate investing.
I started my business in 1997 and it has been a whirlwind of a trip! I have personally invested OVER TEN MILLION DOLLARS in real estate. Although most of the transactions have been for single-family residences, some of the others were commercial, industrial, land, and hard-money lending. Throughout my tenure I have purchased with cash, traditional financing, seller financing, and hard money lending. In addition, I have participated in Lease / Options, Subject To, wholesaling, Fix-&-Flips, and my favorite: Buy & Holds. This is my favorite because, over time, this strategy creates wealth.
Over the years I have been to various courthouse steps, many Trustee Sales, and countless families’ kitchen tables. Consulting for beginners, meeting with Master Mind Groups, organizing and instructing in Boot Camps are also a favorite. The Arizona Board of Real Estate had accredited many of my courses for continuing education credit. One of my recent adventures took me to southern California to assist hard moneylender, HMR Lending, get off the ground!
Even though I started my business 15 years ago, real estate investing is still my passion! Why? Because it never gets boring! Every transaction is unique. For example, today I could sell property and have cash. Tomorrow however, is a different story. I may have no cash and will need to look for a seller financing or “Subject To” opportunities. As we all know, interest rates can be high one day and low the next. Rents can low one day, and then high the next. Honestly, it doesn’t really make a difference: every day is a GREAT day to be a real estate investor!
Thanks to the Arizona Real Estate Investor’s Association (www.AZREIA.org) and the National Real Estate Education Seminars, I am able engage in one of my favorite real estate activities – being an instructor.
I may be all grown up now, but I with the help of the internet and various other social media outlets, I am looking forward to growing my real estate career as an investor and a consultant to a whole new level.
